Grange and Lodge, Reading

Modus was appointed by Reading University to undertake the conversion and refurbishment of two existing cottages at Grange and Lodge, along with its two outbuildings. The conversion requirement was to provide four modern functional and outstanding residential properties, including two one bedroom houses, a two bedroom house and a large three bedroom house.

Works included the complete strip out of the unoccupied buildings, some of which were derelict; structural engineering – demolition and installation of new walls; construction of new ceilings and complete re-roofing of all properties whilst working alongside the bat ecologist to install bat access roof tiles and bat friendly construction detailing to ensure free access for bats to re-establish their roost .

We provided separation of all mechanical and electrical services, including a full rewire and a new independent heating system to each property. The development also included a thermal upgrade, replastering throughout, installation of new kitchens and bathrooms, full redecoration and floor finishes, window overhaul/replacement and finally landscaping of surrounding area.

During the construction period the team and its visitors gave full consideration for an existing resident who continued to live onsite until completion, ensuring that the works had no major impact on his lifestyle.
